Hi Summit Neighbors,
As we wrap up 2025, we wanted to share a quick update on HOA finances and what’s ahead for next year.
2025 Expenses
To date, total expenses for 2025 are $7,976.86, covering the completion of our sprinkler project, insurance, water, electricity, and other common-area maintenance.
We did have one unplanned expense in 2025 — removal of trees and branches near the Summit sign after the May storm.
Account Balance
After covering all 2025 expenses, we expect to carry over approximately $5,000 into the 2026 HOA budget.
Looking Ahead to 2026
Next year, we’ll focus on sprucing up the Summit sign area with new mulch, monthly weeding, lawn fertilizations, and general landscaping improvements.
2026 Dues
Per our bylaws, the Board may adjust dues up to 5% annually without a membership vote. For 2026, dues will increase from $288.50 to $303.00. Please submit your payment by January 15, 2026.

We hope you’re doing well! As part of our commitment to keeping everyone informed, here’s a quick look at what’s been happening in our community.
Community Maintenance & Projects
We’re excited to share that the common area sprinkler project was completed in Q3! After multiple recommendations from landscapers, we went with shade-tolerant seed instead of sod. This approach came in at roughly 40% of the original budget and should be better suited for the area long-term.
For greater efficiency and cost savings, all sprinkler, mowing, and landscaping services are now managed by one vendor.
Financial Snapshot
Operating budget remains on track
Reserve fund currently: $5,200 (increased due to savings on sprinkler project)

Community Maintenance & Projects
Removal of Summit sign down trees and branches from May storm is complete.
Summit sign area cleanup is scheduled for Sunday, July 7th at 9:30 AM. We’d love to have a few helping hands—if you’re available, feel free to join us! It’s a great chance to connect with neighbors and help freshen up the entrance.
Finalization of contractor and timing for common area sprinkler project is in progress; anticipated completion in Q3.
